Description of property:
A carefully-renovated family home with a fully-fitted self-catering cottage, in the popular village of Mouronho.
The house can be accessed at the front at both ground level, and 1st floor level, by an external staircase.
On the ground floor, a hallway leads into the living room, with walls of the original exposed stone, and doors to both the garden area at the front of the house, and the terrace at the back. In the centre of the room there is a wood-burning stove fitted into a stone column. The floors throughout the ground floor are tiled, and the ceilings are wood, with wooden beams, and have been insulated at this level, as well as at roof level, keeping the room temperature constant. A wooden staircase leads up from the living area to the 1st floor. An archway leads through to the fully-fitted kitchen/dining room, that has granite worktops and spotlights. A ‘stable’ door opens from the kitchen on to the terrace. At the other end of the hallway there are 3 small rooms: a boiler room, a utility room, and a WC.
On the 1st floor there are 3 bedrooms with wood floors, one with access to the roof space, and one with a French door to a small balcony at the front of the property. There is also an office space with a tiled floor, and plenty of natural light through the double-glazed windows. All the 1st floor rooms have external aluminium shutters. The spacious tiled bathroom and shower-room are adjacent, the bathroom with an impressive stepped corner bath.
A door from the 1st floor landing area leads out on to a large veranda and roof terrace that give open views across the rustic land in front of the house, over the woods to the distant hills. The veranda also has access to the roof space.
Outside to the rear of the house there is a large walled flagstone terrace with outbuildings across from the house that include a barbeque area with bread oven, a storage room and animal pens. A gate leads from the terrace to the enclosed garden area that is laid to lawn with fruit trees and shrubs, and has an irrigation system.
 At the far end of the garden is the cottage, which has a storage room at the level of the garden containing a 500L oil tank. The entrance to the cottage is at street level, and opens into a spacious kitchen/living room, which has a tiled floor, wood ceiling, fitted cupboards, granite worktop and a corner fireplace in brick. A French door leads out on to the tiled veranda, that extends round to the parking area at the front of the house. There are 2 bedrooms with tiled floors, and a tiled shower-room.
Both house and cottage have oil-fired central heating throughout.
To the side of the cottage is a garage with space for 1 car, that contains the pump for the borehole, which is just outside the garage. There is also a double car port, and exterior lighting.
In front of the house there is a walled patio and garden area planted with ornamental shrubs, with a water feature and exterior lighting. By the front door is a storeroom containing the 1000L oil tank.
The house and cottage are adjacent to a quiet road, and the village of Mouronho  is within easy walking distance. In the village there is a primary school, Post Office, minimarket, cafés, butcher, baker, and a G.P’s surgery.
There are 2 river beaches, bars and restaurants close by, all the amenities of Arganil are 10 minutes drive away, and those of Tábua are 15 minutes away.
