A beautifully restored xisto house and cottage with an extensive piece of land, bordering a stream, in an idyllic valley.
The property is part of the little xisto hamlet of Caratão, that nestles in the sheltered valley of the Ribeira de Linhares. The hamlet has been largely restored and is a picturesque example of a traditional xisto village.
The property is accessed by both a public bridge and a wooden bridge belonging to the property, that is suitable for vehicles.
External stone stairs lead up one side of the house and into the kitchen, that has azulejo tiles on the walls, a wood ceiling, and terracotta floor tiles. The living-room is entered through an archway, and has a wood ceiling with exposed wooden beams, and one wall of exposed stone. The room has 3 windows and an external door, that would make ideal access to a veranda, if constructed. There is a wood-burning stove in the living-room, and the whole house also benefits from central heating , with radiators throughout. Off the living-room there is a small tiled WC with shower.
A wooden staircase leads up to 2 bedrooms/offices under the eaves of the house, that both have windows and wood floors and ceilings.
At ground level there is a large kitchen with exposed stone walls and azulejo tiles, a tiled floor, wood ceiling, marble work-top, double sink and fittings for a washing-machine. There is also a traditional and still serviceable woodstove. Also on this level is a bedroom/office with a tiled floor and wood ceiling, window and radiator, and a spacious bathroom with azulejo tiles, shower, and granite-topped washstand. Off the small hallway there is storage space for coats and an airing cupboard.
The central heating boiler is housed under the external staircase. At the bottom of the staircase is a patio and BBQ area flagged with stones, and a terrace shaded by a pergola covered with purple wisteria in springtime and Virginia creeper. The garden area is terraced with olive trees and shrubs and flower beds, and there are stone steps and a flagged stone pathway in front of the house, with another covered pergola. A large grassed area with vines stretches down to the stream. On the land there are 4 pools, and a water tank that fills automatically from the stream, providing 7 tap outlets with water. A small hydro-electric scheme has been created that currently provides one-third of the house’s electricity supply. The turbine is housed in the old stone mill-room by the stream. There is a large stone-clad brick garage with a concrete floor on the property, currently used as a workshop, with a covered wood-storage area outside. An upper floor has been installed in the garage, used for storage. Beyond the garage is a large fenced poultry garden with a pond, several poultry houses, and apple, fig and quince trees.
A public footpath leads from the house approx. 100m to the xisto cottage.
Stone steps lead up to a stone flagged patio with BBQ and sink. At the front of the house is a stone-flagged veranda with rustic balcony giving wonderful views over the valley. The front door opens into the hallway, off which is a WC with tiled walls and a back wall of exposed rock, a wood ceiling with exposed beams and a marble topped washbasin. The hall leads into the kitchen, that has a tiled floor and is equipped with a cooker, dresser, and a marble-topped work surface. All the furniture in the cottage is included in the sale. A spiral staircase leads from the kitchen up into the living-room, which has a wood floor and timber cladding on the walls. The back wall is exposed rock. The living-room has a wood-burning fireplace, 2 sofas, a table with 6 chairs and a TV. A wooden door opens from the living-room to an external stone staircase down to a stone flagged terrace.
A wood staircase leads up from the living-room to 3 bedrooms off a hall, with wood floors and ceilings throughout. Bedroom 1 is L-shaped and has bunk-beds, a desk and chair, and a window with a stone sill. Bedroom 2 has whitewashed stone walls and one wall of exposed rock, twin beds, a desk and chair, and a window. Bedroom 3 has a double bed, a wardrobe, bedside tables, whitewashed stone walls and one wood wall, and a window. There is also a bathroom with a tiled floor and walls, a shower and bathroom furniture, marble-topped washbasin and mirror.
This cottage is very peaceful and private and would make ideal holiday/guest accommodation.
